We work with a single investor per project, fitting into one of the profiles Mandate, Partner, or Capital. Any solvent individual or legal entity may apply. What do I need to invest in a Vivendom project?
The investor explores the «Projects» section, selects the desired opportunity, and submits their application. We evaluate experience and creditworthiness confidentially. If there is a fit, we schedule a meeting to delve into the strategy, risks, and timeline. Once the agreement is signed, the investor gains access to our technology platform with updated financial and operational metrics in real time.
What profitability can I expect and how is it calculated?
Each project publishes its IRR and estimated benefit based on audited assumptions. Throughout the Vivendom Journey, the Accounting and Reporting stages monitor financial KPIs, allowing the investor to compare forecasts and results at all times from our secure technological platform. The returns obtained in completed projects are available in the "Projects" section.
How is it decided whether a property is renovated, transformed, or built from scratch?
We apply the intervention strategy that maximizes value —Build-to-Sell, Build-to-Rent, Value-Add, Turnkey, or Core— depending on the asset’s condition, applicable regulations, the market, and the financial objective. How does Vivendom manage risk in each project?
The Vivendom Journey consists of nine stages with preventive and corrective controls: due diligence, closed contracts, verifiable milestones, and contingent margins. Cost, schedule, and quality indicators are updated on the platform. Any deviation is documented and managed according to the contract provisions, protecting capital without compromising transparency.
How does Vivendom select the assets it invests in?
Continuously tracking the market. We filter solid locations and assets with potential, apply macro variables (growth, liquidity) and micro variables (demand, regulations), and complement this with our own technical-financial scoring. We only proceed if the strategy balances profitability and risk. The investor receives all reports before committing capital.
What level of involvement do I need as an investor?
It depends on the selected profile (Mandate, Partner, or Capital), described in «Our Model → Who is it for?». Each profile defines which decisions are delegated and which are assumed by the investor, ensuring tailored support, full traceability, and continuous access to information throughout the entire asset cycle.
Can I reinvest in new projects with Vivendom?
Yes. At the end of a project, the investor retains ownership. If they wish to continue, we design a new Journey or propose a co-investment. The platform offers the complete history of new offers and their projections, to facilitate the decision to reinvest with verified data and personalized advice.
What happens if the project does not meet the scheduled deadlines?
We investigate the cause, quantify the impact, and propose corrective measures. The investor can consult the operational and financial KPIs at any time from the platform. The agreed actions are documented to ensure traceability and protect the expected profitability within the contractual framework.
What is the average investment period?
It varies depending on the type of project. An initial schedule is defined and monitored through the technological platform. Vivendom manages the resources to meet deadlines and budget, adjusting them only for justified reasons, always with traceability and transparent communication.
What are Vivendom's fees?
We do not apply standard rates. We present a detailed budget by phases (acquisition, design, licenses, construction, operation, exit...) adapted to the nature of the project. Each item includes tasks, deadlines, and resources, so the investor knows the real management cost before signing.
What are the tax implications of the investment and who is responsible for the paperwork?
It depends on the investor's residence and structure. Vivendom provides financial statements and withholding certificates for the declaration of income and capital gains. During the Accounting phase, we reconcile every bank transaction, ensuring that all movements are recorded. All documentation is always available on the platform. Additionally, we collaborate daily with the investor's tax team if desired.
How is each project financed and what level of leverage is used?
In most cases, with the investor's own capital. When appropriate, we arrange additional bank or private financing, with a prudent LTV (max. 60%) and suitable guarantees. The capital plan is tailored to each operation.
How does Vivendom protect the investor's personal data?
We apply measures aligned with the GDPR: encryption in transit and at rest, multi-factor authentication, and minimum role-based access. Our cloud service providers comply with ISO 27001. Sensitive documentation is stored in segregated repositories, and backups are reviewed periodically. The investor can exercise their ARCO rights at any time.
How does Vivendom incorporate sustainability and ESG criteria?
From the asset selection. We evaluate energy efficiency, use of local materials, accessibility, and social impact. On-site, we apply sustainable standards and certifications such as BREEAM, when applicable. Environmental indicators (savings, emissions, and wellbeing) are integrated into the platform, alongside financial ones, so the investor has comprehensive monitoring.
Does Vivendom participate in HPO housing projects?
Yes. We manage developments subject to the Officially Protected Housing (HPO) regime. These assets have maximum prices and administrative requirements. We analyze their feasibility, process qualifications, and adjust budgets. The investor receives equivalent metrics and controls, with moderate profitability and limited regulatory risk.
